Prior to The Alexander Company’s intervention, the site where the Rail Corridor Master Development sits was a contaminated rail and scrap yard.

Before
After

The rehabilitation of the Rail Corridor spawned an office park and several apartments in the heart of downtown Madison.

This development required expertise in the use of Tax Incremental Financing and a public offering. The complexity of the contaminated site required the removal of thousands of tons of soil before construction could commence.

The Rail Corridor Master Development served as a beacon development for the rest of downtown Madison; the creation of quality office space, unique residential opportunities, and the installation of retail provided the community with renewed hope for dilapidated, blighted sites. The final product is a functionally efficient and aesthetically pleasing development in the heart of downtown Madison.
