In a public-private partnership with the city of Verona, local real estate developers The Alexander Company and Steve Brown Apartments have commenced construction at the former Sugar Creek Elementary School site on Verona Avenue to create a new community hub and destination.
The broad vision for the entire redevelopment concept entails the creation of an inspiring, multigenerational, pedestrian-friendly community hub. This lively new destination will have a “city scene” vibe that draws people in with its cohesive mix of park and cultural facilities, intriguing experiential activities, and a vibrant mix of street-facing shops — all flanked by a blend of multifamily, mixed-income housing.
The Alexander Company will deliver 100 units of affordable, workforce housing. As a nod to the site’s former use, the new community will be called Schoolhouse Yards and offer one- and two-bedroom apartment homes for individuals and families earning 50% to 60% of area median incomes.
Steve Brown Apartments will bring market-rate housing to the site and also deliver a mixed-use building at the corner of Verona Avenue and Marietta Street containing 10,000 square feet of ground-level, neighborhood-serving retail space establishing a gateway to the public park spaces and lending a town square feel.
Planning is underway for a public park and plaza adjacent to the retail component and fronting Verona Avenue. It will serve as a public gathering area on the west end of downtown.
