A development proposal for the city-owned lot at the corner of South Elm Street and West Gate City Boulevard would bring more than 100 new rental units and include space for a potential grocery store.

The Redevelopment Commission of Greensboro currently owns the 3-acre lot at 734 S. Elm St., but the commission is considering plans from The Alexander Company.

On Aug. 28, Dave Vos, the development project manager for The Alexander Company, shared the firm’s plans for the site at a meeting with community members. A second informational meeting is scheduled for Sept. 3 at 5:30 p.m. at the Melvin Municipal Office Building.

The company’s plans call for 128 rental units, broken down into 75 units for residents making 60% or less of Area Median Income, 13 units for those at or below 50% of the median income and 40 market-rate units. The company is referring to the development as Southgate Market.

Amenities at the property would include a community room, fitness center, rooftop patio, storage units, pet spa and electric vehicle charging stations. The plans call for 160 parking spaces and 149 public parking spaces for a total of 309 total spaces.
